Question: Construction Manager? I'm friendly with some people who want houses built and a lot of real estate agents who sell vacant lots and houses that are gorgeous but are torn down and rebuilt. I'm friendly with a few builders.
I want to set up the home buyer directly, or through the real estate agent, with the builder and and I would like some consideration for it. I don't know if it's a percentage or how it works. I don't know a lot (anything) about construction but I learn quickly and one of the builders invited me to his sites and offered to show the ropes. Eventually when I'm more knowledgeable I'd like to hold the home buyers' hand from concept to fruition.
What's the title of the guy that brings the builder and the home buyer together? What's his cut? And how does that compare to a construction manager? What books can I read and what steps do I take? If I start a business what does my business model look like?
Answer: Sounds like you should start out by getting your real estate license. They are typically the ones to put together a deal. Then you may want to go to work for a larger builder who has a sales staff. There you can be a client contact for the custom homes you sell. If you are bright and pay attention, you should be able to learn enough to figure out what it is exactly you want to do and how to do it. You may find out that you should go back to school and study architecture. Architects also hand hold the client from beginning to end on upper end custom homes. The downside to being an architect is that there is a lot more work to it than just dressing up and driving around in a fancy car. And the money is not as good.

Answer: This may also be referred to as a "Project Manager" in some companies. Usually employed by "General Contractors" accepting "bids" on construction projects. GC's acquire "blue prints", requirements necessary, specific materials, etc. GC's employee professional personnel whose job is to "get the numbers" and submitted to their company's management submitting final "bid" to client. Sub-contractors, supply/material companies, electricians, plumbers, etc. are ALL contacted for their quotes in areas of expertise, the GC adds in their "profits", time frames proposed, and hopefully "bid" is accepted.
Spread sheets are attached to the "bid" making it an easy way for a potential client to review, compare, analyze. Preferred vendors may get the "bid" no matter if "higher" or due to past, satisfied, performance.
YOU MUST be knowledgeable in "construction", know how to read "blue prints", know how to be customer friendly, be a "leader" with the sub-contractors, know how to inspect "jobs" as completed, and the list continues, a LOT to know and learn.
Atlanta where I live is "booming" in business. Many large "construction companies" and/or GC's as well as "small". Call throughout the country to get ideas. Once YOU learn this business YOU can easily move elsewhere with employment.

Answer: Your better off working in a construction site ans working your way up. You can go to school on your off time. You would need advanced math, engineering and other science courses.
